
Responsibilities and Involvement
I was hired for this project after the investors purchased the land with initial approvals. I am acting as the developer/owner’s representative for the project. Correspondingly, I am actively involved with acquisitions for them to increase their pipeline of value add/ground up industrial assets. Since my involvement, the project was able to transpire and take form.
- Completed entitlement through the developer’s agreement execution for both the City and Municipal Utility Authority.
- Negotiated the construction contract through execution.
- Lowered tax assessment with negations with the city tax assessor.
- Acquired easements from neighboring building that were necessary for electric utility connections.
- Assisted in acquiring bank construction loan.
- Overseeing soft & hard cost budget and bank requisitions.
- Running accounting of all expenses through Quickbooks for the project.
- Manage the marketing and broker consultants including contract negotiations through building stabilization.
- Hired and leveled third party engineers and inspectors.
- Liaison to city Mayor and head of MUA to relief construction and political issues.
- Create investor spreadsheets to display project construction progress and costs.
- Attend construction meetings and oversee schedule for delays and change orders.
- Manage PSEG gas/electric and Verizon connections.
- Supervising the inspections, outstanding items, punch list, and closing book.
- Review possible tenant financials to evaluate risk and return.
- Recommended upgrading the roof load to solar and negotiated a 20-lease contract with a third-party energy company.
