
Responsibilities and Involvement
I came on this project as a 1099 freelance project manger for DF3 Capital a small residential developer. I joined the project post acquisition and groundbreaking. My involvement in the schedule started at steel erection. The project was unique due to the developer and general contractor becoming partners in the asset. This allowed me to wear many hats throughout the project.
- Oversee soft & hard cost budget and bank requisitions.
- Coordinate all finishes buyouts to meet the construction schedule.
- Manage the marketing, property manager, and broker consultants including contract negotiations through building stabilization.
- Underwrite and conduct market analysis for new development opportunities and stabilized assets.
- Create investor spreadsheets to display project construction progress and costs.
- Hire, level, manage, and negotiate subcontractor contracts hired directly by ownership. These included low voltage, concrete sidewalks, asphalt, exterior façade, railings, specialty trades for mill work, lighting, and appliances.
- Attend construction meetings and oversee schedule for delays.
- Manage PSEG gas/electric and Verizon connections.
- Create marketing material pitch deck for retail space.
- Manage the inspections, outstanding items, punch list, and closing book.
- Coordinate road opening permits and closures with police department.
